Pull up Seven Lakes on any portal and you get one number. As of June 2026, Redfin put the median sale price at about $489,707 with roughly 98 days on market and a 97.3% sale-to-list ratio, while Zillow estimated the typical home value at $492,267. That single figure is the reason cross-shopping buyers get confused when they tour three houses in a weekend and none of them feel like the same product.

They aren't. Seven Lakes is one address on the map and two separate homeowners associations on paper, governing three distinct sections with different gates, different lakes, different boating rules, and clubs that are not bundled into any of your dues. The gap between the community-wide median and the Seven Lakes West median, roughly $80,000 in the most recent data, is not a size or finish premium. It is a governance premium, and understanding what sits behind it changes which house you should be writing an offer on.

The $80K gap the median doesn't explain

In April 2026, Seven Lakes West posted a median sale price of $569,000, up 20.7% from $471,450 a year earlier, with 82 days on market compared to 95 the year prior. By August 2026, third-party trackers had the West median list price at roughly $594,000 with 90 days on market. Meanwhile the broader Seven Lakes number, which folds North and South into the same bucket, was hovering near $489,000.

For context, Zillow placed the typical Moore County home value at $419,697 in the same window, with a countywide median sale price of $457,167. Seven Lakes as a whole sits above the county line, and Seven Lakes West sits meaningfully above Seven Lakes as a whole. A buyer who reads the community-wide median and then tours a Lake Auman home is going to feel a disconnect, because the community-wide median is the average of two different products under two different associations.

Two HOAs, one name on the mailbox

The Seven Lakes Landowners Association covers North and South together: 1,545 acres, 1,509 lot owners, one set of governing documents, one fee schedule, one amenity package. The Seven Lakes West Landowners Association has been a separate entity for about 40 years, with its own bylaws, its own gate, and its own common areas across roughly 3,000 acres and more than 1,700 properties. Wikipedia's Seven Lakes entry confirms the split in plain terms: North and South operate under one HOA, West operates under a separate one.

That structural fact drives almost everything a buyer notices on a tour.

The SLLA fee schedule published for April 1, 2026 lists $1,600 as the flat annual assessment for developed and undeveloped lots alike. Layered on top are separate line items for mailbox rental, boat stickers, golf-cart stickers, storage, rental administration, and construction-related fees. That $1,600 is not the whole cost of ownership, it is the base of a stack.

The boating rule that decides which house you actually buy

If lake access is a reason you are moving here, the rule that matters is not whether a property has a water view, but which lake it sits on. In North and South, boating is regulated lake by lake, and the rules are strict enough to swing a purchase decision.

  • Lake Sequoia and Lake Echo allow internal-combustion boats, with length limits and operating rules set by SLLA.
  • Lake Sequoia only is open to skiing, wakeboarding, and tubing, inside a designated ski area, from 7:00 am to sunset. Wake surfing is not permitted.
  • Big Juniper, Little Juniper, Longleaf, Timber, Dogwood, and Ramapo are non-power lakes. Canoes, kayaks, and electric-motor craft are the norm.
  • South Side lakes do not allow boats of any kind.
  • Lake Auman in Seven Lakes West operates under the separate SLWLA framework, with its own boating culture centered on Johnson Point, boat slips, and kayak storage.

Powerboat ownership in North and South is not a matter of buying a boat and backing it down the ramp. Owners must register annually, carry liability insurance, and pass the association's boater quiz with a perfect score, and they must remain in good standing with the HOA. If your dream is a ski boat at a private dock and the house you fell in love with backs to Little Juniper, the house is wrong for the dream. That is the kind of detail a buyer discovers three weeks after closing if no one flags it earlier.

The clubs are not in your dues

The most common cost surprise in Seven Lakes is the assumption that living inside a gated golf community means golf is included. It is not. Seven Lakes Country Club, on the South side, is privately operated. Beacon Ridge Golf & Country Club, inside the West gates, is privately owned and unaffiliated with the SLWLA. Both charge their own membership fees on top of whatever HOA assessment applies to your lot.

Seven Lakes CC has run an all-inclusive model that has drawn attention across the Sandhills, packaging 18 holes with a cart, breakfast, lunch, and two beers for a capped daily rate. It is genuinely accessible pay-to-play golf. Beacon Ridge sits in a different position as a member-oriented club inside a lake-and-recreation community. If your budget model assumes club access is bundled with the house, rebuild the model. If your budget model assumes you will join a club, tour the club before you tour the house.

What to check before you write the offer

Once the section is chosen, most Seven Lakes friction shows up in the same handful of line items. In North Carolina, sellers are required to disclose dues, assessments, transfer fees, and association contact information on the owners' association disclosure statement, which is a document worth reading twice.

  1. Which HOA governs the lot. SLLA and SLWLA are separate systems with separate documents. A West buyer and a South buyer are not signing up for the same rules.
  2. The full fee stack, not just the base assessment. Boat sticker, golf-cart sticker, mailbox, storage, rental administration, and construction-related fees are line items, not extras.
  3. The lake-specific use rules for the property you are considering. A back-yard view of Timber is not a back-yard view of Sequoia in any way that matters to a powerboat owner.
  4. Gate access hours and household routines. The North gate is manned 24/7. The South gate operates from 7:00 am to 10:30 pm. Late-arriving guests, deliveries, and contractors plan around that.
  5. Mail. There is no home mail delivery in North and South. Residents rent postal boxes at community mail stations. Cross-shoppers coming from a curbside-mail neighborhood are often caught by this at move-in.
  6. Club membership status of the property. Some transfers include an initiation credit or existing membership, some do not. Ask before you assume.
  7. Boating compliance. Annual registration, insurance, and the SLLA boater quiz with a perfect score are prerequisites, not formalities.

None of these are dealbreakers on their own. Stacked together, they explain why two similar-looking houses at similar prices can lead to very different ownership experiences, and why the community-wide median is a starting number rather than a comp.
